This condo has a great location directly across the street from our favorite snorkeling beach. We began each day drinking coffee on the lanai and watching the surfers and swimmers. The condo was well furnished and very clean. We will definitely stay here again!

Highly recommend not only the resort but Kona Coast Vacations! Who are VERY organized and communicate well. Love the app and all the emails in advance as well as the house guide. We had an issue while we were there during our stay and they were fantastic.The property looks just like the pictures. We loved the kitchen/living/lanai. Fantastic view to watch surfers and peaceful waves. Watched sunset from the beach across the street but it was still gorgeous from our patio. Bathrooms and bedroom carpet are a little dated but we were happy regardless. Lots of windows and great parking. Elevator! If you snorkel you’ll love the location even more. Easy 4-mile drive to town. Or there’s a bus at the end of the driveway. We didn’t want to be right in town. Would definitely stay here again

This property is probably one of the most loved by my family. It is spacious, clean and well updated. Best snorkeling in Hawaii is right across the street. Our favorite was the lanai...we loved watching sunsets from here, eating together and just spending time playing games in the afternoons. Overall a great stay! Will definitely come back!

We stayed on the 3rd floor of this rental. There are two units on the second floor. The 3rd floor has an elevator which is super helpful for transporting luggage, groceries, and snorkeling gear! Rental was very clean and well stocked with beach and snorkeling items. The two bedrooms were nice and perfect for a family of four with a 9 and 11 year old. The lanai was incredible with beautiful beach, surfing, and sunset views. The unit had all the pots, pans, and utensils you would need but there isn’t much for cooking basics other than salt and pepper. No coffee, oil, condiment, or other consumables so be sure to bring it with you. Air conditioning is hard to come by in rentals but this unit has 3. One in each bedroom and one in the living area. The living area unit is t up to the task to cool the area so we left it off. It is also on the same breaker as the TV, internet, and bathroom lights which is only 15Amps so it would pop the breaker. The bedroom ACs will cool the rooms down if the doors are closed and the fans are off. The ceilings are open, so you don’t want the fans to pull in hot air from the rest of the house. Just let the cooler air settle with the doors closed. The “den” bedroom cools down the best. We only used the AC at night, the rest of the time we just opened all the doors and windows. The upper windows can be opened with a metal pole with a hook on it that is in one of the closets. This will let plenty of air flow. We would definitely stay again!

My wife and I enjoyed this unit so much. The kitchen was well equipped with everything that we needed to cook. The location can’t be beat as you have a gorgeous view of the ocean and can watch the surfers all day. The deck facing the ocean is large and it’s a 2 minute walk across the way to sit at the beach or snorkel. We recommend this unit as an excellent location. The unit was comfortable and had everything we needed.

The penthouse is the entire top floor, with an elevator, and outdoor shower for rinsing snorkel-scuba gear. Early morning views and sunset views of Kahaluu Beach from the very large lanai were the best. Penthouse has everything. Definitely will stay here again.

We live in an old home that has had many renos done by us over decades and by previous owners. This place seems similar amazing overall but with some quirks and a small wish list of things that could easily be improved. The great: Fantastic location, and having entire top floor of the three suites in the building is expansive inside and out. With covered & (mostly) shady lanai & decks all the way round the inside space and being high up enough to have a great view of Kahalu'u Park is a dream- and having a secure and private tiny somewhat industrial elevator from the ground carport right onto the lanai is lovely (and a reminder to slow down - it is a slow ride). The lounging & dining furniture on the nearly 30 x 50 lanai is in good repair and comfy enough and where we spent all of our condo time- and being one house away from Alii drive and the surf break beyond- the road noise wasn't terrible and the surf was the perfect decibel level for relaxation and sleeping at night- and of course killer sunsets (though you'll want a newer phone with 'magic erase' function to eliminate the ubiquitous power poles and lines for that perfect sunset shot). Tons of cabinets, well equipped kitchen, and no need for AC- fans and breezes fine. But no cabinet/drawer pulls(??), and kitchen lighting is beyond poor(??) - cheap easy fixes! Lastly, roll up sunshades on lanai would make it perfect for late afternoon heat and glare- again easy and cheap fix. Kona Coast was great- place spotless!

The property is very clean and the photos are accurate. It is a beautiful space, private and well-appointed. The lanai is the outstanding feature with basically a wrap-around porch around the entire top floor with sweeping views. Beds were comfortable with good quality linens. It is a bit tricky to find at first--the directions to the place were outdated. The house in front has been painted a different color. The location is challenging to get out of because vehicles obscure the view of traffic coming from the left. One of us would have to get out of the vehicle to check to see if it was clear. As noted in other reviews, the window air conditioners really struggled to keep up with the summer heat. There are louvered windows by the ceiling and ceiling fans that can help, but it's a bit of a learning curve on how to use the remotes for them that are stationed throughout the property. Snorkeling across the street is excellent and the volunteers stationed there are helpful and informative.

Spacious and well equipped this location was great. There are a few things that needed some repairs and they promptly replaced a broken washing machine. We were contacted the day after we arrive to make sure everything was OK and it wasn't until day three that we realize some of the things that were needing a little TLC, such as one nonworking ceiling fan out of 8 others that were working. Internet, beach towels, and TVs were available along with a few puzzles. BBQ worked well. There's even a small elevator to help you get to the penthouse!

We rented this unit when our original VRBO owner canceled on us the night before we arrived. We had very few choices for an alternate rental, being so last minute. Overall this unit was nice but dated. It was very clean and had most everything we needed. The unit has old, loud window mounted A/C boxes in the bedrooms and living room but they are very loud and had a hard time keeping the temperature down. We would have preferred to leave all of the windows open in the evening when it cooled off but when we did we were inundated with bugs, even though there are screens on the windows. It was helpful to have a washer & dryer. The company that manages this property, Kona Coast Vacations, were very helpful.

This place is wonderful. We spent hours on the lanai watching the surfers and enjoying the sunsets. The place encompasses the entire top floor which wasn't clear to us at first in the description. There were two if us, but the place could easily accommodate two couples or a family. Our only very minor negative would be the neighbor that ran a blower everyday at 7AM sharp. Some reviews mention street noise, but with the wonderful sound of waves, we never noticed street noise. Directions to place were okay and included photos of turn off Alii. It was a little confusing regarding where to park, at first, but when you get close you'll see the parking places are marked well on the ground floor. Directions say to pass a sky blue house coming up the hill, but parking is before the blue house. All in all, this place is amazing!

This house is literally across the street from an amazing snorkeling beach that also has plenty of space to just lay-out, or hang out in the shade at a picnic table under a pavilion. The house itself is VERY well stocked, was clean, and beautiful. The bedroom walls don't go all the way up so you can see the light from other rooms in your room, and hear everything. This wasn't a big issue for us, but if your group has different wake/sleep times, or you have someone loud with you, this will likely be an issue for you. The beds in the two bedrooms are VERY firm. The daybed in the living room was softer. I have joint issues and had to sleep on the daybed, the other two were way too firm for me. Other than the bed issue, I LOVED this house and location. It was absolutely perfect. The pictures are accurate of the house. The lanai IS that big and the views are amazing.

This place was a great find! You can just walk across the street to snorkel or surf. A supermarket and some restaurants are 2-3 minute drive. No loud music or drunken people hollering at night to worry about. You can sit at the spacious lanai and enjoy the amazing sunset. Inside is very spacious. The bathrooms and bedrooms were very clean. Plenty of ceiling fans and air conditioners to keep you comfortable. The complimentary supplies were more than enough for my party of 2 that stayed for 5 days. The handy elevator was a plus. If I ever return to Big Island, I will be looking to rent this place again. Highly recommended.

Location of rental is in an ideal spot. It's away from the main hub (Kailua-Kona) but still easily accessible for an evening out to explore/experience the many fine dining options around. And you can't forget that it's right across from Kahalu'u Beach, a popular spot for learning to surf and snorkel (observed it was popular with the families). Favorite part of the penthouse was the lanai; we enjoyed having such a spacious area for card playing, dinner and watching the sunset after a full day of exploration of the Big Island. -Mahalo

We stayed at this property for three weeks. it is directly across from a very busy surfing beach. Lots of traffic noise. the property is very very clean. bathrooms have low toilets; there are no grab bars which is an issue for tall people with OA. We enjoyed the lanai every day. There is a BBQ for this unit. Whales and dolphins are close. Bring binoculars, there are cochi frogs nearby and they are very very loud at night. the property is as described in the posting.

We stayed for 1 week at a beautiful penthouse condo in Kona, across from an amazing snorkeling and surfing spot. We were able to watch the surfers from our HUGE lanai, and even took a surf lesson from one of the 2 neighboring surf shops. The ocean views from the lanai were gorgeous and the furniture out there was perfect - it included a large table and chairs where we often tele-worked and ate, as well as a cozy set of lounge furniture for happy hours. The house was nicely decorated and included everything we needed for the beach and hiking. There were fans with lights in each room and there was a clicker for each, all labeled and hung thoughtfully on wall switches, which made them very easy use depending on which rooms we were in. The bed was incredibly comfortable and we slept each night with the screen open. Highly recommend!

This penthouse was almost perfect. The lanai with the view is well worth the price alone. The property is very clean and very well maintained. The kitchen is well equipped with everything you need to cook or bbq. There are ceiling fans and ac units in each room which makes the entire place very comfortable to relax in . There was only one day we actually stayed home and enjoyed the unit but the temp was 91 degrees and humid which overpowered the ac units and fans so we ended up walking across the street to the beach. Our only issue was the private elevator. Our flight was delayed so we did not get to the house until around 1am. We put our bags in the elevator, closed the outside door and then the folding door and hit floor 2. The elevator started to go up and then it stopped. My wife pushed the buttons which did nothing and she tried to open the folding door but could not so we started to freak out a bit. Then i tried and was able to open the folding door but the outside door was locked. For whatever i looked at the top of the outside door and saw a metal sheet on the door and the door jamb so i assumed it was some sort of security sensor. we gave the outside door a couple of shakes, closed the folding door, pushed 2nd floor and the elevator took us up. Any other time it happened we followed the same steps and it worked like a charm. There are stairs but the elevator is very useful after a day of shopping and checking in and out and its your own private elevator! Aside from that the living space, the lanai and the view was perfect!!!

Clean, spacious, well appointed, comfortable beds, great location and well managed. Very relaxing stay and across the street from a public park with good snorkeling. Was very hot while we were there and started to use AC but not very effective once condo was already hot. Instead we opened up all the screened windows including ones up high. It cooled down nicely, and cool enough to sleep at night with covers. With open windows could hear wonderful birdsong in AM. Highly recommend and would go back.. Thank you.

Amazing location across from Kahalu'u Beach Park! We spent a lot of time on the large lanai enjoying dinner and the sunsets. Plenty of space for the whole family. The unit included laundry, kitchen, and beach gear so we didn't have to worry about a thing!

This place was fantastic! Excellent location with truly "spectacular ocean views". We loved being able to listen to the waves! Everything about the place was great, from the huge and well furnished wrap around lanai, to the excellent cross ventilation, to the private elevator, and of course the well furnished interior. The condo was clean, well maintained, and very spacious. I would highly recommend this condo to anyone and the next time we visit The Big Island we hope to be able to rent the same place as it would be hard to beat!

The sunsets were spectacular as well. The Penthouse unit is a 2 bedroom & 2 bath unit, with a large open living room, dining room and kitchen, which face the ocean view. The kitchen is well stocked except for the number of glasses. The soap dispenser in the dishwasher only worked correctly about a 1/3 of the time, otherwise everything was fine. As mentioned in other reviews (and we were aware of this before renting the unit) there is an open beam ceiling through the entire unit and the bedroom walls only go up 8’. So there is not much privacy between bedrooms. All of this said, we had a great time. You are literally right across the street (Alii Drive) from the Kahaluu Park and beach, where there is great snorkeling. We saw turtles, eels, octopus, beautiful coral, and lots of colorful fish. The right side of the beach is reserved for surfing and you can rentvsurf boards right down the street. There is no boogie boarding available here though. The unit is about 4 1/2 miles from “downtown Kona”, but only about a mile from a shopping center, grocery store and good restaurants. When staying here I would recommend having a rental car. The unit has a beach towel for each guest (maximum of 4 guests) but no other beach equipment. Access to the unit is by steps or a slow elevator. But the elevator was handy when checking in & out with all of luggage and groceries. It was hard to leave the Penthouse and we look forward to returning some day. Thank you for sharing your fun home.

I live here in Kona, and I have a friend in Los Angeles that has never been to the Big Island so I flew her out here. We are both seniors and don't like to walk long distances . We were very happy to see that we could park just a few steps away from our own elevator ! I took my friend all over the Island , and what a wonderful place to come back to. Without the crowded hotel scene we were able to find the solitude and surprisingly quiet that enabled us to enjoy each other's company ! What a great view !

Very nice, clean, airy condo, especially with the spacious lanai. Good location and great views. Ample dishes, glasses, tableware, pots, pans; good appliances, good mattresses. Sometimes occupants of the other properties nearby are a bit noisy, but never late at night. Road noise from Alii Drive is very minimal. We certainly will consider renting again. Kona Coast Vacations is very service oriented. Bedroom walls are not finished fully up to the ceiling. Great for airflow, but it does not provide privacy. It did not bother us much.

This was a great location. Just across the street from one of the only beaches for snorkeling and surfing. The only negative was the early morning noisy neighbors to the east. They got up early and sat outside and talked nonstop which made it difficult to sleep in past 6:30. The beach chairs, umbrella and cooler made trips to the beaches very enjoyable. We particularly enjoyed Two Step beach near the painted church. The steps are to the far right as you look toward the ocean. We were snorkeling with Spinner Dolphins. If you like sushi, don’t pass up the opportunity to try Shimaichi Sushi in Kailua-Kona. Here are a few things that could be addressed to make the property even better: 1) Check the handle on the toilet in the master bathroom. It appears to have been installed toward the seat which, when raised, prevents the toilet from flushing properly. 2) More insulation needs to be added to the roof to reduce the heat buildup inside the unit. Maybe this could occur the next time the roof is replaced. 3) The elevator was stiflingly hot in the afternoon. The fan needs to be checked and solar film needs to be applied to the windows to reduce the heat gain.

We enjoyed our stay very much at your spacious and well equipped unit. Air quality and views as well as the sundowns were perfect inspite of some vog from the Volcano. The snorkeling across the street was amazing, the table tennis and table soccer was just fabulous for our teenager. What a great place to spend our vacation at. Great dining locations nearby- we saw the Rays!

Exceeded expectations. Steps away from some of the best shore accessible snorkeling on the island. Elevator to transport luggage and people was a major perk. Beautiful decks and views all accompanied by the peaceful sounds of the surf.

Felt stay was a good value. Be aware it is a bit of a drive to get to any restaurants. The description and photos are accurate. Beds very comfy. Would return!

We were looking for a great family vacation accommodation and we found it. The location is exceptional. Easy starting point for any adventure around at the island... Or just great to hang out with surfing and snorkeling across the street. The space itself was outstanding. Clean, spacious and comfortable. We've staying at many places and often found the pictures painted a more favorable impression of the place than it deserved. That was not true with this penthouse unit. It was as good or better than the pictures. It recently had AC added but we only used it sporadically. The openness, ocean breeze and ceiling fans made for a very comfortable unit. It did take some effort to master the ceiling fan remotes. We only needed to contact the property management one time for BBQ propane. Our one request was taken care of very quickly. I highly recommend this unit for anyone who enjoys beautiful sunsets, easy access to the water, comfortable accommodations and great location. I've already recommended this property to friends. This vacation rental was exactly as described and photographed. It was very clean and comfortable. It is a great location and the outdoor lanai is large and very relaxing with a great view. This rental is secured with a push button lock coding system rather than a key, which is extremely convenient, in my opinion. My only complaint would be our checkout time was 11:00 but the lock code was set to a timer that must have been set at 10:58. I was thankful one of us was still in the house as you had to make a few trips up and down the stairs to get all your belongings to the car. If it would have locked us out that would have been a real bummer. My suggestion would be to set the lock code to expire at 11:05 or 11:10. No reason to set it for earlier than the 11:00 check out time. Date of Stay: 12/5/16 to 12/9/16

This condo is second to none. Very clean, very well stocked with items you will need while staying. Basically, pack your suitcase and hop on the plane. Go to the grocery store to get food and drinks, and you are ready to have a fabulous time in Kona. Kona Coast vacations and VRBO were great during the booking process and David, the concierge was wonderful in helping us with things to do while in Kona. Overall, a great experience. The condo was beautiful and that view was so incredible! So convenient to everything and I loved that the beach was right across the street. 2 large rooms and a very open concept. lf there was a downside, it was that the bedroom walls didn't go all the way to the ceiling, so limited privacy. Lovely holiday penthouse

Our family of four had a fantastic few days in the kahalu'u Ali'i penthouse. The apartment is exactly as seen in the photos. Everything was spotlessly clean and the lanai was a really lovely place to eat and relax watching the sun set.
We were a bit concerned about the location near the road before arriving but the noise wasn't a problem at all- just a bit of care needed crossing with the children.
We spent our early mornings snorkeling over the road where the fish and turtles were beautiful. We also enjoyed visiting two step and beaches further north. The rental really is in a great location.
The booking process was easy and efficient.
Coming from the U.K. I am not sure we will get back to Hawaii but if we ever do we would love to stay in the apartment again!

Great Kona Getaway

We enjoyed 6 lovely days and nights just yards away from Kahalu'u beach where the snorkeling was superb and the sunsets awesome. Out of the fray of downtown Kailua, this exceptional vacation rental was just right. Easy access to the major routes to visit the rest of the island and to services, yet off the beaten path a bit. Ali'i drive is just below but traffic and/or noise was never and issue. The unit is meticulously maintained with plenty of space and the oweners provide everything you need - beach towels and chairs, an outdoor cold water shower for hosing off the sand, ping pong, darts and foosball for the kids (and adults!). And the lanai - well just look at the pictures online. We spent most of our time there. If we get back to the big island we will surely stay here again.

This is a beautiful property with outstanding ocean views. I stayed here for two weeks with my wife and kids in August 2016 and we were all impressed by the quality of this property. Everything in this penthouse is new. The kitchen is outstanding and has everything you need to feel like you are living on the island. No need to go out to dinner every night. The bathrooms are updated and the master bathroom has a spectacular view of Kahaluu Bay. Living room is very bright and has an open layout to the kitchen and dining room. The vaulted ceilings make the property feel very roomy and the many windows and sliding glass doors provide an ocean view from almost every room. And then there is the lanai. This lanai would knock your socks off (if you were wearing any) and is absolutely huge and it wraps around the entire penthouse. The furniture inside and out is immaculate and the king size beds are very comfortable. I was a little concerned that there was no A/C. I must say that this property does not need A/C. It is so open and airy and there are ceiling fans everywhere. My family was quite comfortable and we live in Alaska, so that should tell you something. It was nice to not have to worry about keeping the doors closed to keep the A/C in. It actually allows you to keep the doors and windows open, which in my opinion, provides for a much better island experience overall. We loved staying here and will recommend this property to our family and friends. Mahalo!!
First time on Big Island

The unit was great, lots of space and a great lanai. The master bedroom has a very comfortable bed, almost like home. The walk in showers were awesome. I don't like tubs in rentals as many do not provide no slip mats, so this was great. Lots fans to provide cooling along with the air conditioners. We only had 2 issues with the unit. The kitchen has very tall cupboards but I could not locate a step stool to reach the top shelves, which is were the wine glasses were, so tumblers it was. I would not want to use the kitchen chair as a stool as this can be dangerous as well as possibly damaging the chairs. Also, the kitchen cupboards do not have handles on them or grooves to open the door. This is hard if you have arthritis in your fingers. But again, we made do for the time we were there.
