Enjoyed Breakfasts on the Lanai

This is the third time we have spent many days and nights in A36. We like the location of the complex to the heart of Kailua-Kona. The unit is kept in decent shape (clean). The kitchen had pretty much everything needed for a cook to use (with the exception of a tea kettle and sharp knives (we brought our own from home)). Our breakfasts were enjoyed on the lanai nearly every morning. Lots of activity to be seen going on in the ocean from it. The AC was not needed. Plenty of airflow from the entry door to the sliding door. The bath was functional. The bed was in good shape. The pool water was on the too-warm side of things. Children should not be allowed to jump in. The poolside tables (too few) were usually occupied early. Booking the same unit for 2026 has been completed.

My family enjoyed our stay here. We chose a room with the balcony facing the water and it was fabulous. My teens shared the pull out sofa bed. The kitchen was well equipped and there were even full ice trays in the freezer. We explored the rocks and small tide pools right in front of the rental and also enjoyed the pool.
Jaw Dropping Sunset Views

This unit has jaw dropping sunset views that we enjoyed nightly. Even though we stayed in it in December, weather was quite warm (85 degrees) so having A/C and ceiling fans was delightful! It was our first visit to Big Island so having concierge to help us book luau and parasail was very helpful. Had I known that parking pass to Volcano National Park was good for several days, we would have planned to visit twice (day trip and night trip). There was so much to explore! We will be back for sure. The only negative was upon arrival to the unit, we were greeted with horrible stench of rotting fish. We called property management who returned our call right away. However, since it was a Sunday evening no one could come til the next day to resolve it. We couldn't stand the smell so we investigated ourselves and and found that the smell was coming from garbage disposal. We went to Walmart and purchased cleaner and did 3 treatments to remove the smell ourselves. No one ever got back to me. We the sound of ocean waves.

Kona Reef A36 was just what we were looking for. The location is perfect--steps from the ocean, easy walk to town, and a small sandy beach next to the property. The unit is clean and comfortable and well-stocked--it even had beach chairs, beach umbrella and boogie boards! We especially enjoyed morning coffee and evening sunsets on the large lanai. The window AC is a bit loud when sitting on the lanai or watching a movie in the living room, but it wasn't a problem. Otherwise, everything about the unit was great. We would definitely return. Kona Coast Vacations did a spectacular job. Communications with them were clear and timely and check-in/check-out were super easy. Special thanks to Nicole, who helped us arrange a late checkout to accomodate our flight home, and David the concierge, whose excursion recommendations were spot on. We were really impressed with the entire operation and would definitely use Kona Coast Vacations for our next visit to the Big Island.

The condo is clean and comfortable with great views of the ocean . We especially enjoyed morning coffee and afternoon sunsets on the lanai. Location is great--close to town and right next to a nice sandy beach. As other reviews have noted, the AC can be a bit loud at times, but overall this was a great place to stay and we would definitely return.

We have stayed at Kona Reef many times, the property is nice, with great amenities and close to town. We look forward to coming back next year!!

Let me start by saying we would stay here again in a heartbeat. My husband and I have been a Kona a few times and this is by far our favorite property so far. Just a fair warning, there are a minimum of nine stairs to get into the condo. They do have an elevator, but it stops between floors so you have to use stairs to get up to your floor. It wasn't an issue for us, but it could be for somebody else. That being said, the location is excellent, and so are the views. The management company was a dream to work with and communicated every last little detail to us. If you have never stated in Kona, this is the best place to go because it's within walking distance to everything downtown. we found the description and details of the unit to be accurate so I'm only including pictures of the view in my review.

An example of why surprisingly unexpected - spilled some pineapple on the floor and when I wiped it up there was NO dirt on the towel....just yellow pineapple juice. There were extra towel sets and sheets, when speaking with another couple they were not provided these amenities. The beach towels were 4 even for 2 of us and they looked like new.

Time for new bed in master. Internet worked fine but tv was a pain until we used our own subscription. Just clean enough. Back of stove hadn't being wiped clean for awhile. Nice easy walk to village. Parking was fine. Condo was easy to find. Awesome sunsets.

This is the best location! We loved staying at Kona Reef. The pool was wonderful and there is an actual sandy beach next door. Walked to Ali'i to eat and shop daily. Overall it was wonderful!

The complex has long been our "go to" property in Kona due to it's location and overall comfortable vibe. Having stayed in a variety of units over the tears we found A36 to be one of the cleanest and for the most part well maintained. It has a slightly older feel than some of the more updated units, but what is there is very well maintained. The only issues where one bedroom light that didn't work (an obvious victim of salt air and time), the other issue was beyond the owners control. Someone in a lower and/or adjacent unit choose to smoke an inordinate amount of pot, multiple times a day. The sickening odor would drive us back into the unit, behind closed doors until the smoke session was over. Aside from that, the ocean front, top floor location cannot be beat. If you are looking for a laid back, clean and simple property, the Reef is it and A36 is a keeper.

We have spent time at other nearby properties with direct “connection” to the view of the ocean. Having our breakfast and many dinners served on the lanais made it even more special as we we watched the ocean. We love to fish, and what is better to have a kitchen to make meals from that had most of what we needed.

Lovely fourth floor condo with great view. The property manager was very responsive and helpful. The condo was very clean and tidy. The Wi-Fi worked well and allowed us to connect home reliably. The king size bed is in a back bedroom so the surf sound was slightly muted but still lovely to fall to sleep to.

The condo was very cute. Loved having my coffee on the large lanai every morning. The only problem was that the bedroom did not cool off in the evening. The air conditioner in the living area did not reach the back bedroom and it was super warm back there. The weather was very warm while we were there. Other than that, it was very nice and we enjoyed it very much.

Short walk to town. The unit is as advertised in terms of the view and being right on the beach, (lava). We could watch the surfers right in front. Great lanai. It is a small unit, in spite of the couch being a hide-a-bed it would not be comfortable for 4. Although the building is well maintained it is dated. Very noisy air conditioner in the living room wall that vents onto the lanai hence if you are sitting on the lanai, unless you love the sound of noisy machinery, you will want to turn off the AC. To keep the bedroom cool you will need to leave the door open and listen to the AC all night. There is a ceiling fan in the bedroom that may keep it cool enough for you depending on how cool is cool enough, i.e. around 77 - 80 degrees without AC on. Based on the price we paid, the location, and the view we felt it was an excellent value. Easy parking. Best food and Mai Tais are at Huggos, 5 min walk. They do not take reservations but they will text you when your table it ready.

Not only is the view from the lanai absolutely amazing, but the condo is too. The decor and furniture were in good condition and they maintain the property well. The check-in book on the table was filled with helpful information along with some funny info on island insects. Only issue that was minor was that the a.c. unit is in the living room, so night time the bedroom got pretty warm. That definitely would not stop us from booking here again. Five stars for sure.

Would stay here again.* Views of the ocean waves, yellow tang, and green sea turtles every morning. Easy 5 minute walk to town for coffee. Easy access to the highways to venture north or south. *Would opt to come here at a cooler time of year since the bedroom took many hours to cool down at night. The airflow just struggles to get back there. There are plenty of fans to use so I'm sure many are fine (I just need less noise to sleep). FYI there is recycling only for plastic bottles, aluminum cans, and glass bottles (located near the dumpsters). For cardboard or composting you would need to take it to a facility off-site.

It's a little awkward getting your bags from the elevator to the unit, but the view (like I said) made it worthwhile. Our internet was down but it was fixed the same day. A little dated inside, snorkeling bag zipper is rusted closed - no big deal. Clean, neat, nice.

AWESOME location for surfers! Small quiet park with trees next to property. Daily surf show off our top floor lanai cuz of super swell a few days this week. Best equipped Airbnb we have stayed at anywhere in the world (except for TP go figure, 2 people, 5 nights, one roll?). Full kitchen equipped for any cooking, baking. Full fridge, even had freezer packs, coolers, snorkel sets, beach chairs, very nice beach towels. Easy walk to restaurants but we did breakfast on lanai, packed lunch for beach or pool on property. We would definitely stay here again!

The 2 of us thoroughly enjoyed the Kona Reef condo. Excellent seaside and surf views from the comfortable deck. The kitchen is unusually well equipped with everything one may need. Convenient underground parking. Easy short walk to lots of restaurants and shops. Sand beaches are limited - not like Maui - but snorkeling can be excellent once you're in the water. One very minor inconvenience; only a single roll of toilet paper supplied for a 5 night stay.

Wanted a place on the ocean and this place fit the bill perfectly. When we were not out exploring we were on the lanai. Being on the top floor was perfect. Sunsets were glorious. There were turtles and school of yellow Tangs visible from the unit The place was well stocked and was comfortable. The complex was well maintained. Would definitely stay there again.

We loved our stay in A36. It was clean, well furnished and appointed. The condo, including the back bedroom stayed cool and nice for sleeping in spite of the hot muggy weather during our stay. We loved walking to town in the evening and the short walk to the beach next to the condo unit during the day. The little Bach was never very busy and had lots of shade trees. All things considered, this is one of our favorite condos. Thanks.

Wow. I mean seriously WOW! We booked this property solely based on the view from the lanai and let me tell you folks, IT DID NOT DISAPPOINT! Very comfortable table and chairs where we had every meal, as well as two chaise lounges which I fell asleep on more than once listening to the sound of the surf crashing below. My partner actually “whined” about how loud it was the first night (hilarious as we live in front of a freeway at home). If you want a place where you can enjoy the ocean, sunsets, surfers, and turtles while still in your PJ’s—this is your spot! Lanai 12/10- better than photos! The rest of the condo was equally lovely. Kitchen was stocked with all the cookware and dishes you could need for most meals. Toaster, rice cooker, blender, and keurig coffee machine added to the convenience. Well stocked spice rack, some olive oil, salt and pepper were available to make shopping more economical. Really appreciated the Coleman cooling blocks; they kept our drinks cold all day at the beach! Only wished that we had a regular coffee maker so we could enjoy kona coffee in the mornings; there was a note alluding to one in the pantry but we never found it and it wasn’t a big enough deal to trouble anyone over. Living Room was exceptionally comfortable (great couch and sitting area), and the AC kept it very cool. Bedroom was also very comfortable with ample storage space (and HANGERS...THANK YOU!). Bed is on the squishier side, a little too soft for my back to be 100% happy, but I sleep on a sleep number set at 85 so there you go. Bathroom totally functional, hair dryer available (if you can handle blow drying your hair in Hawaii you’re stronger than me). Bedroom and bathroom got the least cooling from AC, but were okay with the ceiling fan (we knew this going in; all condos at this property are this way). On top of all of this, it’s one one the cleanest places I have ever stayed- condo, hotel,or otherwise. Lastly, beach chairs and umbrella available for use, (on the lanai- I almost missed them) as well as some coolers and snorkel gear (that we didn’t use). Oh...the property has a quirky elevator system that’s been well covered by others. You will have to take 7-8 stairs for this building. No trouble parking. Outdoor spaces well maintained and very easy access to ocean. Seriously cannot wait to come back and stay here again. Having morning coffee with turtles in tide pools is far preferable to my desk back in the real world!

My husband and I loved this condo. Truly ocean front. We were in Kona for a wedding so lots of activities. I would have liked to spend more time at the condo on the lanai. With the direct ocean view it felt very private. Nice to have a table and chairs plus the chaises. The kitchen was well equipped and the bed was comfy (soft). You could even hear the waves from the bedroom. The complex was nice, great location. Nice Easy walk into town. We rented snorkel stuff before we noticed there was some in the closet. Definitely hoping to visit again.
