Had a great time staying at Royal Sea Cliff 109. The condo was very clean and very roomy. We had plenty of space for my party of 5. It was nice that they already had some beach chairs and boogie boards in the closet. The best thing about this place, was of course, the view. Felt like it had one of the best unobstructed views on the island. You can easily hear the waves crashing up on the lava rock when inside the condo which is what we wanted. There is no beach access at this location but we knew that and we were totally fine with that as we got this for the view.
My only negative to this place is that it did smell pretty musty inside and felt like a lot was probably due to the condo being on the very first floor. I'm sure they also have issues with people keeping the doors open and likely results in issues with keeping the humidity down, but who wants to close the doors when you can hear the ocean outside. Maybe vents could be cleaned out better especially in the spare bathroom.
Otherwise, we had a really awesome stay here and had plenty of supplies and did not have to pick up anything extra as the starter packs were plenty for us.

Lovely property, well furnished with good kitchen. Ground floor was really nice to walk out on lawn and pool was right next door. Only issue we had was slight musty smell, but you adjust. Well located property close to central Kona. Big enough for two couples or large families.

We really enjoyed our stay at this condo. The location is good for most of what we wanted to do and see on this side of the island. There were plenty of towels and the kitchen was well supplied. We did feel that the bathrooms needed to be updated and the round table on the lania needed to be replaced or repainted. Also the bird droppings on the lania should have been cleaned up before we got there, they looked like they had been there for a while.

Our villa was fabulous! Ultra-roomy, comfortable, beautiful ocean-front views, everything worked, equipped with everything we needed, great pools, underground parking, ice-cold AC for those warm Kona afternoons, excellent location, and more. Dave the concierge helped us arrange a great luau experience and the best helicopter tour of the island you could ask for. He responded to our request for a reservation change on the weekend and handled it flawlessly. I needed to call Kona Coast Vacations for two issues - one turned out to be not an issue at all (I thought I needed a pool key but I didn't!) and the other was someone rudely parking in our space. That was directed right away to security and the car was gone overnight. I will call Kona Coast Vacations for all of my Hawaii lodging needs and recommend that you do too!!

The location is the best with a quiet lanai to enjoy breakfast, lunch, dinner and sunsets. The view is amazing. The kitchen is fabulous with everything you could want and the full size washer/dryer were appreciated. We had plenty space spread out. A wonderful Hawaiian retreat.

We loved this place, not just the room itself, but the view and the location. The location allows an introvert to get their needed downtime. The location allows an extrovert to walk/drive just a mile or so to the life of Kona. Watching the sun set was something we enjoyed almost every night. Taking family pictures at the rocky shoreline and watched the sun come up behind us as we enjoyed the sound of the crashing waves!

Our vacation was absolutely wonderful. Our condo, Royal Cliff Seas 109 was absolutely beautiful and well taken care of. The kitchen was amazing. The owner provided enough staples, paper towel, toilet paper, garbage bags etc. The view from the lanais were wonderful witnessing blows from whales and even a few breaches. The grounds were impeccable, and the pools and hot tub were all perfect, very clean and within close proximity to our unit. The grills and surrounding seating were also very clean and convenient. Would definitely stay there again. 5 star!

I must say that with all of the times that we have visited the Hawaiian Islands, we have never stayed in a nicer place.
This was the first time that we vacationed in a house and not in a resort hotel. I don't think that we would ever stay in a hotel again in Hawaii.
The best part about staying here has to be the location with an unobstructed view of the blue Pacific ocean and the awesome Hawaiian Sunsets.
Just having the pleasure of listening to the ocean waves breaking as we rested on the Lanai and later in the master Bedroom at night was very peaceful.
Closeness to the town for shopping and dining was great and the people in Kona were so friendly.
Royal Sea Cliff 109 the best and nicest place to stay. It provided everything we needed and more.
Someone posted a youtube video using a song named "North Swell" . I believe that it is perfect for showing this property.

Nice villa. Convenient location not too far from the local restaurants and stores. Had all the amenities. Was very clean. Views from the lanai were great. There was a clogging in one of the bath tubs. They promptly sent a plumber to clear the line. The instruction book should be updated with the location of the garbage area. I had to reach out to the hotel staff to get the exact location in the parking garage. Minor nitpick: There were no accessible plug points near the bed in the second bedroom. Would be nice to have a plug point near the night stand to charge the phone at night. Thumbs up to Kona Coast Vacations. Better if you go direct to them.
Great Stay at this Large Condo

We had a great stay at this large condo that accommodated 3 adults well. Beautiful view from the lanai. A little lacking in privacy (but we knew that) as folks do walk by a lot as it’s on the 1st level, and the noise from the nearby pool from kids can be considerable, especially on a spring break week. But we felt the awesome sunsets each night more than made up for it. Overall, the condo was very clean, though the toilet areas could use a deep clean, as they smaller strongly of urine. I’m sure because it’s an older condo, with humid conditions and tile it’s not surprising. Huge kitchen for cooking and lots of supplies on-site. Checking in was super easy. The concierge, David, was very helpful. Recommend for dining— Umeke’s, Broka Da Mouth Grindz, Fish Hopper and Sam Chow’s (for the happy hour and great view). Also loved the Kona Boys kayaking trip we took to snorkeling at Kealakeakua Bay by Captain Cook’s monument. Great snorkeling beaches included Two Step Beach, Kahalu’u Beach, Kealakeakua Bay, Mauna Kea and Beach 69. Favorite white sand beaches included Hapuna and Beach 69. We would definitely come back to this condo again, maybe during a less busy time!

Overall I would say that this condo was very nice. The location is great, both in terms of its distance to the main tourist district of Kona and also a prime waterfront unit within the condo complex. A few things could be improved to make your stay more comfortable though. The first is the air conditioning. When we entered the unit upon arrival, it was hot and very musty smelly. Even though we turned on the A/C full blast, it took a couple days to get the damp smell out. In the checkout instructions they ask that you turn off the A/C. Instead they should ask you to set it at 76 or something. Second, the beds were a bit too soft for both our families. I know this is a personal preference, but hey this is my review. 🙃 The house could benefit from a ceiling fan or two which would circulate the air better than the two floor fans provided. It would also be nice if there were an outside water hose or something to wash off sandy shoes & equipment. As I said, overall a very nice place. Thanks for letting us stay!

The place is huge but even better it is exactly on the shore. It has a big patio overlooking the ocean. Big kitchen, dinning room, huge living room. The master bedroom is enormous. Third bathroom a big plus. Very clean. Two parking spots. Loved it. Would definitely stay here again. Very close to downtown but not in the hussel and bussel of it all. Great location.

The property was in a beautiful location. The condo was spacious and well appointed. The kitchen was well supplied with utensils needed for cooking. Maneuvering the parking garage was a challenge. The entrance and exit to the garage needs to be designed for larger vehicles and people need to park in their designated stalls. Overall the accommodations were great.

The condo was bigger than we thought, the view and grass area was perfect. The pool is smaller than we thought but it was nice how close it was to our stay. The driving directions work, but I would note that the condo is in the complex with the wale on the front. Make sure to turn into that complex, don't take the next right after the complex. Highly recommend this stay!

We could not imagine a more perfect place for our vacation! We loved the location and ease of access to both north and south beaches. Morning hikes down to the shore were amazing. And sitting on the lanai enjoying the sunset is serene. We cooked every meal and really enjoyed the grills at the pool for dinners. If you are looking for a perfect place to stay on the ocean, look no further. My wife and I are already talking about our next trip!

Stayed at Royal Sea Cliff 109 for 3 wonderful weeks. The condo was spacious and well-stocked, air conditioned, well maintained and convenient to both pools and barbecues. There were beach towels, kids’ beach toys, beach chairs and a spacious lanai to sit and enjoy birds and sea life sightings and gorgeous sunsets. Looking at the pictures of the unit they look great and trust me this place is awesome!. We saw the pool was close to unti and was a little concerned of possible foot traffic in front of the lanai. No worries since no access to the pool from the lawn area which made it seem like this was our own back yard. The pool was an easy walk from our unit and this pool was the quiet pool. This made for a very relaxing vacation. Your unit is perfect!

We loved our stay on the big island, in large part thanks to this lovely condo. The lanai was my favorite spot to relax with a morning cup of coffee while watching the dolphins swim by. The location is perfect and close to everything, we even walked to downtown for dinner one night. Thank you for a lovely stay!

Definitely 5 stars!! We needed ground floor with a/c and a beautiful ocean view unobstructed. We had my 91 year old father with us. Kona coast was amazing from the time I called. They helped me find the perfect condo for our stay. It was close to perfect. We walked into our beautiful condo to a welcome basket of Hawaiian goodies :) gorgeous ocean views from every window! The lanai was large with area for at least 4 lounge chairs and 2 large circular tables and chairs. The master has large sliding doors to a grass area and open view of the ocean. (Too rocky for swimming) the unit was spacious updated and very inviting. Everything was sparkling clean. We were steps from the adults only pool. Kona coast was always available to answer any of our questions. This was our first time to kona and we were lucky to have found kona coast vacations. My siblings and I LOVE this property. We stayed here before about two years ago when we had a celebration of life for my dad. I titled this place "Saving Grace" because it was such a hard time after losing my father, but having such a beautiful place to come back to really saved us!! The location is absolutely gorgeous and the property is so beautiful. I would definitely rent this location again and again and again! Mahalo!!

We stayed at Royal Sea Cliff in unit 109, and it was absolutely amazing. The property was right on the ocean, and the condo was very spacious and comfortable with all the amenities we could ever want. It has a huge lanai which we enjoyed using for our morning coffee and our glass of wine at sunset. There were also pool toys for the kids, and plenty of beach gear for us which was very useful. The grounds are lovely, and the building is well maintained and cleaned. We had an issue with one of the bathroom doors that had gotten off the track, and Kona Coast was very attentive, and sent a handyman out the next day to fix it. The unit is definitely a little pricier, but it was well worth the money spent, and we would stay here again in a heartbeat. The only recommendation I would give is to update their cable tv to maybe provide Netflix or at least to have a working tv guide. When we wanted to watch a show at night, we had to manually flip through each channel to find a show, because the digital guide said "no information" for each channel. But this was an insignificant detail compared to everything else that was awesome with the unit. We would love to stay here again if we're ever on the Big Island again!

This is a fantastic property location, and amazing views right out the back sliding glass doors, and is very spacious, well appointed, and comfortable inside. We especially loved having all the beach gear for us and our kids. Would highly recommend this for a relaxing and fun place as a base for a big island visit!

This is our second time within a year staying at this property. It's spacious, peaceful and wonderfully relaxing. Everything we need (parking spot inside close to elevators and unit; close to restaurants and activities; access to ocean - my hubby loves to snorkel - note: it takes some effort to climb into and out of the ocean from the lava coastline; pool super close; a wonderful lanai and amazing view/sunsets). We'll definitely be back!

Wonderful piece of paradise. It was very relaxing and provided nice privacy. The only negative we could find was the musty smell, but nothing that a couple of Hawaiian scented wallflowers wouldn’t fix :) Thank you for a great vacation!

My husband and I travel to the Big Island quite a bit and always stay in VRBOs or AirBnBs.. This location was by far the very best place we've found. The unit is near the elevator and one floor below the parking spots. The interior is spacious - the moment we walked in we felt at ease and at home. Nice bedrooms and bathrooms. Kitchen is a good size and well stocked with the basics. Everything very clean. We loved how close we were to the water and the lanai was wonderful with tables and two lounge chairs.. The "quiet" pool is close enough to get to easily and far enough away to not be disturbed. A lot of privacy with very few people walking on the grass between the lanai and the wonderful view - sunsets were terrific, you could watch passing boats, dolphins, parasailers and cruise ships in the distance. Location is only a short drive to restaurants and shopping. We'll definitely be back again AND highly recommend this amazing place!!!

The villa was a great choice. Hats off to the owners, beautiful place, maintained and amenities were thought through. The view was 2nd to none. All appliances worked well, furniture tastefully done and appreciated the snorkeling gear. Highly recommended.

This facility and outlook onto the ocean was spectacular. It was well appointed and has been decorated well with lovely furniture. The pools and grounds are well maintained and we had good privacy even though the front grassed area in front of our Lanai was open to other guests. The large spaces inside were well appreciated by our whole family. It was our favourite accommodation for our whole Hawaii holiday.

The moment we opened the door to this villa, we collectively gasped at the beautiful sight of the blue ocean staring at us. I am thrilled that I brought my family to stay at this villa for our week long vacation on the island. Every morning we sat on the lanai drinking our coffee and listening to the waves crash into the rocks. Almost every evening we sat on the lanai drinking Pina coladas watching the beautiful sunset. In between, we were delighted to find that this villa provided every single toy that we could think of from beach chairs, to noodles, beach towels, snorkel gear, beach shoes, cooler and boogie boards. The main master bedroom has big windows that look out over the ocean. The bed was comfortable and the bathroom was large. The secondary master bedroom was comfortable for my daughter. We also used the sofa bed for a few nights. The kitchen is large and well stocked with dishes, glassware, cookware, small appliances and an assortment of seasonings. The dining room and living room are large enough for everyone to spread out. The villa was quiet, has assigned garage parking and is close to everything in Kona. We used both pools and the grill. The unit includes grilling tools. David, the concierge, made it easy to choose activities. His suggestions proved to be first class. We did the snorkel trip, manta ray night snorkel trip, helicopter ride and luau that he recommended. I highly recommend that you stay at this villa. The listing description is accurate. The outdoor furniture has been updated from what you see in the pictures. The place was clean and well maintained. The team answered all my questions with great hospitality. When I told them the blender was broken, they brought a new one over right away.

This unit completely exceeded our expectations. The location of this unit is the best at the property. Having the beautiful grass yard in front was dreamy with kids. The place had all the amenities we could have asked for and was stocked nicely in the kitchen. It was clean, nicely maintained, spacious and really beautiful. David at the Concierge service was a huge help as well. We couldn't have asked for more.

This place is very nice! We really enjoyed it here for our 4 night stay. It was well stocked with towels and kitchen had everything for cooking a meal. They supplied dish soap and paper towels. Also had some laundry soap.. Only thing missing that would have been nice is beach chairs.... Beds were pretty comfortable, The only reason I didn't give this a 5 star is because there is a musty moldly odor that we noticed. It didn't bother me to much, but in case you are sensitive to odors, it is worth noting.

The condo is absolutely beautiful and very comfortable. It offered all the amenities we needed during our stay. We want to make certain the owner knows how much we appreciate staying at such a lovely property. The Royal Sea Cliff resort complex itself is extremely nice and well-kept. Everyone is doing an excellent job. We enjoyed the pools and meeting other residents and sharing stories about our travels and theirs. And we also appreciated the easy access and departure process. My wife, two kids (6 & 9), and mom all had a blast.
Normally we try to avoid the overcrowded hotels and large resorts in favor of a more relaxed environment. This condo was a perfect fit for our family.
We were able enjoy home cooked meals on the patio while watching the ocean, and still be in a central enough location to enjoy a lot that the island had to offer.
Definitely a good trip and a great stay!

This condo is absolutely beautiful and is located on the ground floor with a wonderful ocean view. The community condo pool was conveniently located nearby. The only thing that definitely needs to be changed in this condo is the queen bed in the second bedroom should be a king. There is enough space to accommodate. This is a luxury condo that demands a larger bed for ALL guests. We will return if the bed is changed because we always travel with another couple.
