The property is immaculate and almost could not be at a better location. Almost and maybe it is a bad the time of year, but we had almost no breezes. The property is perfect EXCEPT for only one issue which is important. The front half of the house is almost not usable except for the kitchen. It was way too hot. No A/C. There are ceiling fans but the humidity makes it unbearable except for early mornings. The front master has an A/C unit but the door is ventet. That makes it damp and musty. Again, not usable. Maybe there is a different time of year than mid May when we stayed when winds are different and not so hot. Otherwise this is a perfect property. The owner and management look after every detail. I hate even mentioning the heat issue. We are from south Texas so we know heat and humidity. Also, while there are fans in the living room, they would not work as though the outlets had no power to them. But for this issue this place is a 10 out of five property.

This home embraces indoor outdoor living in the main living space which compliments the tropical weather we can experience year round here in Hawaii. Most days there is a refreshing on shore breeze that creates a comfortable atmosphere.
This home does offer its modern conveniences, featuring air conditioning in all sleeping spaces to keep guests comfortable over night.

It’s exceptionally rare that I stay at a property with literally zero concerns or gripes. But, it certainly happened this time. The property is amazing, the location is amazing and the process was super smooth. I cannot recommend the property highly enough. Pay attention to the fact that the main living space and kitchen is not air conditioned - this may or may not be a problem for you. It makes the space feel different than the conditioned bedrooms and maybe different from what you are used to, but it is the price paid to be able to experience the incredible combined inside/outside space provided by the huge folding patio doors and incredible patio. Note also that the pool can be a little chilly because it’s not heated and the spa only heats a few hours in the evening. We knew that and none of it affected our enjoyment of the property. 10/10 and will definitely come back again.

It had one master in main portion of house and then a second building that housed a second master bedroom, a second guest bath and two guest bedrooms. This layout was great for my family since we were traveling with small children and grandparents. The one potential negative is that the floors are stone. While great for the indoor/outdoor living and wet kids dripping water, I do not recommend for babies who are of the crawling age. This home was just a short walk to a small beach. The beach was great for children as the rocks created a large pool/lagoon to swim or snorkel in without worrying about waves. Kona coast vacations was very helpful and responsive during our stay. Upon arrival we found a nice gift from the company, a small cooler bag with local treats. During our stay, We had one small issue with a sliding door coming off the track and they sent someone almost immediately to repair it.

We got our extended family together here and had 6 adults and 2 pre-teens stay here. The house and layout was perfect for us. It's great that 3 of the 4 bedrooms are in the back/separate area so that some could go to bed earlier/later and also wake up earlier/later. We could be in the kitchen making noise and not wake up most folks. All the bedrooms have their own air conditioning unit, which made sleeping pleasant. The house is in a gated community, which adds a few minutes to get in and out of, but that makes it quiet even though you're only 5 minutes from the central Kona area. There are two beaches you can walk to, one of which is very calm and protected. There is a nice public walkway that goes in front of all the houses in the community, so there were people walking by the house all day, but we also used the pathway to get to the beach. We used the pool and patio a lot and felt like it is one of the nicest setups in the development. Overall we really enjoyed our stay and would go back again.

We have stayed all over the Big Island and Hawaii. Our group of 8 appreciated the proximity to downtown Kona both for running/walking and dining. Also, the home is located next to a large playground complex. My wife and I joined in open Pickleball a few times. The home is on the water, giving a perfect view. The best endorsement - we have already booked for next year.

The house and the location are simply gorgeous. As you sip your sundowner drink, and stare at the Technicolor sunset, you think life doesn't get any better than this. And then a humpback whale breaches right in front of the house, and you are simply in awe. We loved the house, all the amenities, the perfect location right on the water, the proximity to town and to Honokohau harbor where all the boat tours start. We would love to come back!

Our family vacation could not have been any better, and I cannot express how much I appreciate your company doing everything they said they were going to do when they said they were going to do it. Such a blessing in a time when customer service is almost obsolete.
First, the home. The home was clean, well stocked, and exactly as it appeared on-line. The layout provided plenty of room for my 2 sons and their families. The location is AMAZING! It was delightful to watch the sunset every evening, to walk to the baby beach with my granddaughter, to jog to town in the morning and get coffee, and to walk to the playground near the Old Airport. I appreciated your clear directions, expectations, payment schedules, and an actual person that took calls when necessary. Please thank the security personnel as they tolerated our repeated attempts to get the code scanner at the gate to work. That was the only thing that was even minorly problematic the entire time we were on Kona.
Second, David the concierge. He was fantastic in helping plan a manta ray diving adventure, and his suggestions on getting to the volcano. I appreciated him reaching out to help and his consistent professionalism. He returned phone calls and messages. Again, not something I take for granted anymore.
This was our first vacation as a family of 7 and it could not have been better. We would recommend your company, David, and the home.

Excellent communications and follow-up with management company. Great ability to reach them during off-hours. Beautifully appointed—has everything you need—and more. Fantastic sunrises and sunsets. The only downside was entering the neighborhood after dark on our arrival day. Extremely dark and no way to see addresses. Had we not run into a security guard who was riding around, we would never have found this unit. Addresses are not visible at all at night. Either provide lights on addresses or tell guests how many units to pass before they arrive at this address. Would highly recommend this unit.

House is on the rocky coast. No real beach nearby but a very nice setting. It should be noted that you will see and hear the massive cruise ships when they come in to Kona. House is nice. Bedding and beds very comfortable. Plenty on bathrooms Kitchen well equipped but could stand a couple new skillets as the non stick coating is cut up. House has great extras like snorkeling gear beach umbrellas rolling cooler and even a few hand weights to keep your muscles toned. It’s a peaceful spot. Loved sitting outside hearing the surf. We cooked a lot because it’s hard to find a more beautiful spot in this area to dine. This paradise comes at a price but for a larger group it would be well worth it. the management was very kind to allow us a later check out since no one was checking in the day we left

We travel a lot and absolutely loved this property. The photos do not do it justice. The kitchen was well equipped and everything worked in the house. We completely relaxed and enjoyed the pool every day. The concierge service was very helpful. The only downsides were the unexpected visit from the pool maintenance person, the existence of a public pathway between the house and the ocean, and the back bedrooms were located away from the view and pool.

I don't even know where to start, it was so amazing!! We surprised our three adult children and their significant others on where we were staying. They absolutely loved it and said it was their favorite part of the vacation, the house that is. We were able to all spread out, have wonderful family time, cook together, enjoy inside, outside, candle light dinner on lenai and watch the sunset, sandy beach, Lava coast line and tide pools, views and local attractions. So many things with in minutes to enjoy. I can not say enough about this incredible property. Only negative thing about the home is that it made it hard to leave it and explore the rest of the island. Everyone involved was so accommodating from the security guard at the gate to concierge and Kona Coast Vacations crew. Thank you from all of us making this our favorite family vacation yet!!! We had a really fabulous time at this property. It was clean and very well stocked in all the essentials. Right on the Ocean with tremendous views and sunsets. We watched Whales and Dolphins and left our binoculars there for the next guests to enjoy that experience. We will definitely think about renting there again.

We had an absolutely wonderful time. Villa Kai was even more amazing than in the pictures. Communication from Kona Coast Vacations was very clear and just as predicted. I had to call with questions or to report a couple things and they were very helpful and understanding. We were all very satisfied and found it to be a wonderful place to really relax and enjoy the surrounding beauty, and close to a lot of interesting things to see and do. The only thing that could use improvement was that the QR codes never seemed to work at the security gate and the guard always had to get involved. Finally he gave us a printed QR code which seemed to work without him having to intervene.

This property is truly spectacular, and is even more beautiful in person than in the photos! What a wonderful place to relax together and a great location close to a lot of wonderful beaches and other things of interest. Weather was perfect. So nice to have the pool and hot tub and also the lanai to relax, ,watch the waves and the sunset. We saw humpback whales off our lanai every day.

I wasnt prepared for how magical this place was. The sunset dinners we had on the lanai with whales swimming by were of particular note. The management company was a joy to work with, super responsive and i felt that they genuinely cared and wanted to make sure we had an amazing time. All in all, we couldnt possibly have done better

What a treat to spend 10 days in your wonderful Kona abode. Our two adult boys brought their girlfriends and we had our Tennessee cousins over for an amazing Thanksgiving. They stayed in nearby hotels. WE love that we can walk to downtown Kona and to the Old airport. The house was very comfortable but our only complaint would be that the small bedroom with the queen bed was not the best. We bought a mattress topper and new pillows but the box springs squeaked every time we turned over in bed. We "the parents", who paid for the house slept in there because we were too embarrassed to offer it to our son's new girlfriend😩. Please get a new comfortable bed for that room!! Everything was just perfect. Kitchen was great for cooking our large Thanksgiving dinner and what a bonus to find an empty refrigerator in the garage!!! Thanks for sharing your wonderful home with our family. We hope to come back again soon.

We spent two weeks at Villa Kona Kai. The location was perfect. Walking distance to coffee, restaurants and of course Kona town. This place had everything we needed for our vacation. The kitchen was huge and equipped with every appliance you could possibly need. The grounds were well maintained as was the pool and spa. Plenty of seating indoors and out for the eight of us. The bedrooms were comfortable and air conditioned. We couldn't have asked for anything more for our family. We would certainly love to return some day!

This was a wonderful property in a tucked away area of Kailua-Kona, complete with its own beach. The house was spacious and though the main areas were not air conditioned, the bedrooms were. The kitchen was well supplied and we lacked for nothing. We have a family gathering next June for 15 ppl and I wish this property were big enough to accommodate everyone. We were there with some friends and everyone loved it. Spent most of our time on the lanai enjoying the lovely views and Kona sunsets. My only problem with the property is that it evoked housing lust, a sin I did not know I was capable of until staying here.

What a wonderful week our family of 7 enjoyed in this oceanfront home This quiet secure neighborhood location was extremely convenient to everything (downtown shopping district, highway access, food and services) but off the beaten path enough to feel remote The patio, pool and hot tub provided a beautiful overlook to the ocean black lava rock beach which provided regular soothing sounds of the crashing waves but allowed fo a nearby sand beach (the queens bath) for a quieter water experience Snorkeling is really not an option here due to the rocks and waves but several short drives away can provide that experience if needed The home provided all the nice amenities required for our family (a new grill was a nice perk) and the bedrooms provided the cool sleeping arrangements after a sunny day in the pool (or daytrips) Plenty of fans are included to provide interior comfort for the non conditioned spaces of the home; which were needed on several of the warm and humid days/evenings The sliding pivot doors from the interior to the deck are awesome to make the home completely open to the ocean (although the south doorway does need some adjustment to allow for a fluid open/close) The entire family had an amazing week in Kona and this home was the primary reason as it provided a true family bonding environment Check in/out were seamless and we regularly noted the security guards quietly around the neighborhood which was nice knowing there are a couple of public beach access points open during the day and the nearby ballparks do have several nice and quiet homeless people Quick note for groceries: head to the Safeway as it has every quality item needed Thank you for opening your beautiful home to our family for this wonderful week. We hope to return again some day.

We were traveling with our family; six adults and three children. The main living area of the home did not offer a/c. We were aware of this prior to our arrival. Due to the age of our youngest grandson, we were not comfortable leaving the bi-fold doors open across the back of the home. The pool and hot tub are very close to the home. This did make the living area a little warm during the day. There are ceiling fans and floor fans in this area to help with this issue. However, if traveling with small children you might want to be aware of this. We stayed in the home in early March 2019.

We stayed at the Villa Kai in Kona and were very satisfied with the home. Not only is the location amazing, but the house is great for larger groups as well. We were two families with little kids (5 kids 1.5-9 yo) and everyone had enough space and was happy hanging at home. The pool and hot tub were great for playing and relaxing in. The home was laid out really well - with the main sleeping area in the back - so that we could have company over and the baby could nap all at the same time. The kitchen was well appointed (not top of the line but good enough) and easy to use. Pool floats, snorkel gear and beach towels were all provided. We would certainly stay again! Aloha and Mahalo!

This was to be a very very special vacation with my husband and my son and daughter-in-law, so I was hoping that I made the right choice in choosing Villa Kai for our stay. We were not disappointed!!! The description was accurate and actually beyond our expectations. Beautifully appointed home with outrageously stunning views and sunsets every night. A jump into the pool for a morning wakeup and another in the afternoon after a day of activities. We did a fishing charter (didn't catch anything), the "must do" Manta Ray night snorkel, and the Dolphin Encounter snorkel. We also did a coffee plantation tour, Octopus farm, drove to South Point and hiked a partially open Volcano National Park. We BBQ'd local Mahi one night and cooked breakfasts in the well equipped kitchen. It was a perfect location close to shopping and restaurants, yet quiet and private in this gated community. The A/C in the bedrooms made sleep super comfortable and we made use of the handy washer/dryer. Kona Coast called a couple times to check to make sure everything was OK and if we had any questions. A fabulous stay and hopefully we will be back to Villa Kai!

The location and view truly set it apart as for us, there was nothing better than brewing up some fantastic local coffee and sitting in the lanai as you hear and feel the waves breaking against the lava rock while getting to be in paradise. The home and furnishings are gorgeous and we easily found everything we needed to prepare our own meals. The location is perfect for a stay in Kona as there are numerous shopping and dining options nearby. This was the most luxurious vacation we have taken and we cannot wait to do it again.

We had a wonderful vacation in this beautiful home. Eight adults all had plenty of room to make our own. The bedrooms were nice and cool, the pool and hot tub and lanai area was so comfortable it made it very hard to get up and explore the island. Loved the large kitchen for cooking. We had a dinner party one night with 13 guests total and had plenty of room and cookware, etc. to make and serve our meal. The location is so convenient. My husband competed in the 70.3 Ironman and we also went on diving and snorkeling adventures, luau's and went shopping and found everything easy to get to. The privacy and security of the beach was nice and the guards all helpful and nice too. I hope we get to return to this house again one day.

Great location and had no issues with the property. We had (2) families and the layout of the house was perfect for (8) people including (3) adults and (5) kids. Was also great when we had guests for several dinners. Had a few minor issues with the microwave not working but in general the house was clean and well maintained. Was only due to our timing but the pool did get a little dirty due to the heavy rains and is only cleaned once a week. Would highly recommend the property as it was close to town and central to all activities. Had a great time at the local beaches with the kids that were a close drive. Also note that the staff was great and the location is secure and very safe. We will definitely be back in the future.

The house was just as described on line, but it was a much nicer feel because of the outside space and the proximity to the ocean. We felt safe the whole time and I would stay there again. Our family LOVED it.

To describe the home and the experience in under 2000 characters would probably do it an injustice and could not even come close to the total experience. The home was well equipped, clean and centrally located to just about everything. I really do not think that you could fine fault with anything and just writing this review makes me want to return. Upon arrival we were somewhat concerned that the main part of the home and master bedroom was not air conditioned, but after the first night those concerns were easily overcome, simply by the ocean breezes and soothing sounds that they created. We would return to Villa kai without hesitation and would highly recommend it and Kona Coast Vacations. The only small negative would be that some of the furnishings are looking tired and that the pool loungers had no padding but again this is being extremely picky.

Villa Kai was Paradise in Paradise. The openness of the lanai and living area is what made our entire experience such a pleasure. The swimming pool and hot tub were a perfect touch. Our only issue were the 2 small bedrooms with one shared bath. They were extremely small and crowded. The other two bedrooms were large and open and well appointed. We were told that housekeeping threw away all food stuff at the end of each stay, so we packed salt and pepper and bought olive oil and some other staples on our way to the property from the airport. When we got there, all that was there. I would recommend seeing the property before shopping. If sharp knives are a thing you enjoy, bring your own. We cooked in each night and had dinner on the lanai, so special and magical. The bar-b-cue worked perfectly. Sunsets are indeed magical. The view is enough to bring anyone back. The ocean smell and the softness of the air in April is very soothing and makes for a delightful stay. Location is central to shopping, downtown and anything one could want. Someone went to Starbucks each morning for a treat and were back in 15-20 minutes. Walking to town would be a hike, but, you are not that far away. The manager was more than helpful and both were available at a phone call if needed. You cannot walk right down to the water from the property. Lava is everywhere. You do need water shoes or flip flops to walk along the path (which is a wall) to go to the small beach up the way. About a 5 minute walk. Very small beach. Other beaches you will need to drive to. Not a problem. I would recommend this property to a friend or relative. We really did not want to leave. What you see in the pictures is what you get. Lovely! Can not wait to go back!

This was the second time we stayed at Villa Kai and it was just as wonderful as the first time! The views from the Lanai are amazing. We literally ate dinner here every night as nothing else beats the sunset views. The location is perfect to be close enough to the downtown area with shops and restaurants (5 mins) but far enough away to feel like you are in in a secluded resort. We will come back again and again!!

This property was perfect for our group of three couples. It was a short walk to downtown and a great central location for trips to many beach or snorkeling locations. The large main house was a wonderful gathering place with the smaller air-conditioned back house great for sleeping. The kitchen appliances and amenities could be a little better but is expected in a home rental. We cannot wait to visit again.
